Rental yields by Dubai district: where they're higher now

Rental yield is a key metric for investors. In affordable areas with mass rental demand (JVC, Business Bay), indicative gross yields are usually higher — thanks to a lower entry price and steady rent.

In prime locations (Palm Jumeirah, Downtown) the yield percentage is lower, but the asset has historically had greater price-growth potential. The choice depends on your goal: cash flow versus capital appreciation.

Net yield is below gross — account for service charges, management and vacancy. We calculate both for the specific property before a deal.
