The main difference
- Ready — you see the actual unit, pay the full price on transfer (cash or mortgage) and receive the Title Deed straight away.
- Off-plan — you buy a unit in a building under construction through an SPA with the developer, pay in instalments, the contract is registered in Oqood and the Title Deed follows handover. See how off-plan works.
If the goal is rental income
A ready unit can be let immediately, and actual rents and building costs are already known from neighbouring units and the Service Charge Index. Off-plan earns no rent until handover, and final running costs become clear later. Owner costs are in the yearly cost of owning.
If the goal is relocation or a family home
Ready property lets you choose an area by schools and commute and move in on a clear schedule. Off-plan works if your move is planned for the handover date, with room for a possible delay.
If you want to spread payments
Off-plan developers offer payment plans: a first instalment, then stages during construction, sometimes after handover too. It is a developer instalment plan, not a loan, and buyers' money sits in the project escrow account. For ready property, spreading payments usually means a mortgage — see mortgages for non-residents.
Risks and what to check
- Off-plan: project registration and escrow (Mashrooi in Dubai REST), construction progress, contract terms on dates and delays, the developer's resale rules before handover (often a set share of the price paid and developer consent).
- Ready: the seller's Title Deed, any service-charge or mortgage arrears, the condition of the unit and building, the service-charge rate.
- Either way, check the broker and the listing — here is how.
Golden Visa and one-off costs
The Golden Visa property threshold starts at AED 2M, but requirements for ready and off-plan property can differ. The visa decision rests with the UAE authority (ICP/GDRFA), so confirm the terms for a specific unit before buying. The DLD fee of about 4% applies in both cases; other costs are in full purchase costs.
