What the area is
- The developer is Emaar. The project began as an Emaar and Dubai Holding partnership; in 2022 Emaar agreed to acquire Dubai Holding's stake.
- Homes are mostly waterfront tower apartments, with a promenade facing the creek and the city centre.
- Next door is Ras Al Khor sanctuary, a wetland where flamingos winter.
Transport
Today the area connects to the city mainly by road. According to the Dubai Media Office, the Blue Line (30 km, 14 stations) will run through Dubai Festival City, Dubai Creek Harbour and Ras Al Khor, and the 74-metre Emaar Properties station will be the world's tallest metro station. The line is scheduled to open on 9 September 2029; large projects can slip.
Who it suits
- Buyers who want a new waterfront home from a major developer.
- Off-plan buyers on a payment plan who can wait for the area and the metro to be completed.
- People who value quiet and views over walking access to an established neighbourhood today.
What to check before buying
